Alium were appointed as Quantity Surveyor and Employer’s Agent for a high-end private residence in St John’s Wood. The scheme retained the existing façade while fully removing the internal structure to create a new layout and a high-specification contemporary home.


A new basement was formed to accommodate a swimming pool, home gym, and spa. The works required excavation through mass concrete and comprehensive underpinning of the retained structure, alongside complex temporary works and careful site logistics.


Procurement was via a negotiated tender with the client’s preferred contractor, and the project was let under the JCT Design and Build Contract 2016.


Our services included cost planning and value management, tender and contract documentation, change control, payment certification, and regular commercial reporting.


Acting as Employer’s Agent, we administered the contract, managed design development under the D&B route, and oversaw quality, programme, and handover to deliver a refined, luxury finish.
